Lockwood of Ann Arbor is specifying the household services included in its independent senior living operation in Washtenaw County. The service structure has been in effect since the community opened after completion of the property in 2024 and covers chef-prepared meals, biweekly housekeeping and linen service, 24-hour emergency maintenance, planned activities, and a community shuttle for scheduled activities. Those services are organized around private one- and two-bedroom apartments and form the company’s operating structure for maintenance-free senior living in Ann Arbor.
The community is an independent senior living property for adults aged 55 and over. It is located in Washtenaw County and functions as a single residential building with private apartments, common dining rooms, activity rooms, and outdoor grounds. The company’s account of the model concerns how household work is divided inside that building, not a change in the community’s status as independent living.
The all-inclusive lifestyle, as described by the company, includes chef-prepared meals and biweekly housekeeping and linen service. Gas, electricity, water, and trash removal are included for market-rate apartments only. That utility provision is not described as applying to every unit type. The package also does not recast the community as assisted living and does not remove the apartment kitchen, in-suite laundry where installed, or day-to-day control of the residence from the occupant. Residents live in open-concept one- and two-bedroom apartments with patios or balconies, kitchens with full appliance packages, individual climate control, large bathrooms, and step-in showers. Apartment kitchens remain available for personal use, so dining service does not replace residential cooking space. Housekeeping and linen service are provided on a biweekly schedule for apartment upkeep and linen care. In-suite washers and dryers are available in apartments, which keeps unit laundry inside the residence while linen service is handled as a community function.
Building support and transportation are scheduled on the same terms. Twenty-four-hour emergency maintenance places urgent building response with on-site operations. Controlled entry access is maintained as a community system. A community shuttle is used for scheduled activities. The property is also located on TheRide Ellsworth route, placing public bus service next to the community vehicle. Staff coordinate dining, housekeeping, emergency maintenance, planned activities, and the shuttle.
Shared rooms and outdoor areas are available for resident use and are not additional household services in the meal and housekeeping package. The community includes a fitness center and yoga room with scheduled exercise classes; a resident library, theater, reflection, television, multipurpose, and creative rooms; a beauty and barber salon; an outdoor patio and garden with raised beds; and a private room for physical and occupational therapy. The community is non-smoking.
Mark Lockwood, President and CEO, Partner at Lockwood Senior Living, said the service list is intended to keep household support and private residence distinct. “Meals, housekeeping, and building maintenance are community functions,” Lockwood said. “Residents continue to live in private apartments and do not administer those systems. The apartment remains the residence. The listed services are what the community operates around it.”
Matt Gatewood, Executive Vice President of Management, said the operational work is the schedule behind that list. “Meals, housekeeping, emergency response, and transportation have to run on consistent schedules if the community is going to keep independent living intact,” Gatewood said. “The market-rate utility provision belongs in the same service description because it applies only to that apartment category.”
The terms now stated by Lockwood of Ann Arbor identify a limited service package around independent apartments. Meals and biweekly housekeeping and linen service are included. Selected utilities are included for market-rate apartments. Emergency maintenance, planned activities, and scheduled transportation are community functions. Shared rooms and outdoor areas are available on site. The property remains an independent senior living community rather than a care setting.
